Persistent low inventory and constrained new construction in the Chicago-Naperville-Elgin metro have fueled recent home-value gains, with Zillow's ZHVI at approximately $338,000 in July 2026 amid 4.5% year-over-year appreciation and median sale prices near $401,000. Elevated mortgage rates and limited supply continue to support upward pressure on values through buyer competition, even as sales volumes remain mixed. Trader consensus clusters tightly around the $335K–$345K range, reflecting expectations for modest seasonal gains into September 30 while acknowledging risks from potential demand softening or inventory releases. Key near-term catalysts include August–September housing data and any shifts in Fed policy affecting borrowing costs.
