**Trader consensus assigns an 85.5% implied probability to the SF Metro median home value closing below $1.176 million on September 30, reflecting current Zillow Home Value Index readings near $1.137 million as of mid-August 2026.** Recent data show modest annual gains of 1.2% for the metro area alongside month-over-month moderation in broader Bay Area medians, driven by elevated mortgage rates and mixed transaction volumes. AI-driven demand has supported luxury segments and single-family homes in core neighborhoods, yet overall inventory constraints and slower broader price momentum limit upside in the final weeks. With resolution just over a month away, limited seasonal catalysts or policy shifts are expected to alter the path materially before September 30.
