Recent U.S. 30-year fixed mortgage rates have stabilized near 6.65% as of late August 2026, reflecting elevated 10-year Treasury yields above 4.7% amid sticky inflation readings near 3.4% and energy price pressures tied to geopolitical tensions. The Federal Reserve’s federal funds target range, held at 3.50–3.75% since late 2025, has provided limited downward impetus as resilient labor market data and fiscal supply concerns sustain term premiums. Mortgage spreads over Treasuries remain wide, and trader consensus on 2026 rate paths incorporates expectations for gradual policy easing only if core PCE trends lower. Key near-term catalysts include upcoming CPI releases, FOMC minutes, and Treasury auctions that could shift implied probabilities for breaching specific thresholds this year.
